Our Hot Property Checklist
Home buying is largely driven by budget and location but savvy buyers go for great detail too.
We’ve compiled a checklist highlighting some of the things worth looking out for.
Energy efficiency – new homes can be up to 40% more efficient than older properties thanks to modern construction methods and materials. Add in Solar PV panels and high efficiency new boilers such as those found at Nightingale Place, our new development in Hastings, and you could be looking at some great savings on your household fuel costs.
The devil’s in the detail – seemingly ordinary and easily overlooked details can make a real difference. Look out for mains-linked smoke detectors, has exterior lighting been incorporated? (great for security as well as convenience), have tv points been thoughtfully sited? has storage been built-in? (fitted wardrobes / garden sheds), how flexible is the living space – do you want an open plan layout or separate rooms or a bit of both?
Integrated appliances – we know that built-in kitchens are hugely popular. In recent years, client feedback at The Park Lane Group has revealed our buyers and tenants really value the convenience of fitted kitchens with integrated appliances, saving the additional expense and time involved in purchasing, so they’re a must in our new homes.
Kerb appeal – character isn’t necessarily the sole preserve of period properties. Buy new and the chances are you’ll bag a home with style and individuality, added to which you’ll benefit from low maintenance and upkeep. At The Park Lane Group, we place heavy emphasis on the look and feel of each our developments. From smart entrance features and gates, to planting, front door designs and different exteriors, we strive to create classic designs which fit their locality and will stand the test of time.
Luxury touch – everyone wants a little luxury and some neat internal finishes can make a real difference. Clever use of materials in a contemporary way can create stylish features, such as the brushed steel and glass balustrades in our new homes at Hornbeam Heights, and the granite worktops and high gloss kitchens at Berrington Mansions in Filsham Road, St. Leonards. In our current development, Nightingale Place, in Ore, Hastings, we are also specifying sleek high gloss kitchens, along with walnut veneer interior doors and wood trim mirrored wardrobes to create distinctive interiors. Great design should be functional too. Within the living area of these new homes, stylish glazed doors will be fitted to enable owners to separate kitchen and eating areas from the living space, or achieve a larger open plan space by effortlessly folding them back.
